UK experiences 'weirdest' weather

The UK has just experienced its "weirdest" weather on record, scientists have confirmed.

The driest spring for over a century gave way to the wettest recorded April to June in a dramatic turnaround never documented before.

The scientists said there was no evidence of a link to manmade climate change.

But they say we must now plan for periodic swings of drought conditions and flooding.

The warning came from the Environment Agency, Met Office and Centre for Ecology & Hydrology (CEH) at a joint briefing in London.

Terry Marsh from the CEH said there was no close modern precedent for the extraordinary switch in river flows. The nearest comparison was 1903 but this year was, he said, truly remarkable.

What was also remarkable - and also fortunate - was that more people did not suffer from flooding. Indeed, one major message of the briefing was that society has been steadily increasing its resilience to floods.

Paul Mustow, head of flood management at the Environment Agency, told BBC News that 4,500 properties were flooded this year. "But if you look back to 2007 when over 55,000 properties were flooded we were relatively lucky - if lucky is the right word - for the impacts we saw this summer," he said.

"The rainfall patterns affected different areas - and also there were periods of respite between the rain which lessened the impact."

Fast moving

He said 53,000 properties would have been flooded this year without flood defences. In total, he said, 190,000 properties had received flood protection in recent years.

Mr Mustow claimed that flood defences repaid their investment by a factor of 8-1 but admitted that continuing to invest would be a "challenge", after government cuts to planned projects.

But he said that new streams of joint funding from local authorities and private developers had allowed 60 schemes to happen that otherwise would not have gone ahead.

He said: "We have to get our heads round the possibility now that we're going to have to move very quickly from drought to flood - with river levels very high and very low over a short period of time.

"We used to say we had a traditional flood season in winter - now often it's in summer. This is an integrated problem - there's no one thing that going to solve it. The situation is changing all the time."

But scientists present from the Met Office and CEH said not much could be read into the weird weather. Terry Marsh from CEH said: "Rainfall charts show no compelling long-term trend - the annual precipitation table shows lots of variability."

Sarah Jackson from the Met Office confirmed that they did not discern any pattern that suggested manmade climate change was at play in UK rainfall - although if temperatures rise as projected in future, that would lead to warmer air being able to carry more moisture to fall as rain.

She said that this year's conditions were partly caused by a move to a negative phase of the North Atlantic Oscillation which would be likely to lead to more frequent cold drier winters - like the 1960s - and also wetter summers for 10-20 years.

"Longer term we will see a trend to drier summers but superimposed on that we will always see natural variability," she said.

Whatever happens with the weather, the Environment Agency expects that more and more people will be protected from floods and droughts thanks to water sharing between farmers, water transfer between water companies, and better management of leaks and demand.

But Mr Mustow admitted that much more needed to be done to ensure that farmers didn't increase flood risk with land drainage schemes and that developers and builders ensured that new developments allowed water to drain into the soil rather than flushing into the sewers.

In the fast moving world of smartphones, giant HD displays just aren't enough anymore. The new hot commodity in the land of mobile is "HD Voice." Sure, the technology isn't exactly brand new, but using it over post-3G high speed networks is. The selling point here is high quality noise cancellation, which allows a phone's user to be heard clearly in the noisiest of environments. The latest device to hop on the bandwagon is Sony's Xperia T. When describing this feature, the herculean consumer electronics maker got downright emotional saying, "you feel closer to the person you are talking to." While we're not too sure about that, HD Voice did impress during our ears-on session. The major caveat here is that this feature requires that both parties have HD Voice capable handsets. So, until this concept becomes more mainstream, Xperia T owners' phone calls are likely to be close, but no cigar.

Researchers develop new drug to target and destroy tumor cells

A new drug created at the University of Minnesota may hold the answer to defeating pancreatic cancer, according to results published today in the prestigious journal Science Translational Medicine.

The study is based on successful outcomes in a mouse model ? results researchers expect to carry over to human patients when the drug potentially begins human trials in 2013.

The drug, Minnelide, is a type of injectable chemotherapy designed to target tumor cells. The drug works by inhibiting a heat shock protein, HSP 70, which has been proven to aid the growth of tumor cells. By stopping HSP 70 from working, Minnelide disperses the cells integral to the tumor's growth and the cancer disintegrates. The drug is based on patented technology designed in the lab of Ashok Saluja, Ph.D., professor and vice chair of research in the University of Minnesota Medical School's Department of Surgery. Selwyn Vickers, M.D., chairman of the Department of Surgery, Gunda Georg, Ph.D., director of the Institute for Therapeutics Discovery and Development in the College of Pharmacy, and Bruce Blazar, M.D., director of the Center for Translational Medicine, also partnered on this project. Pancreatic cancer is the most lethal of all cancers. This year alone, more than 44,000 Americans will be diagnosed with the disease and the median survival time following a pancreatic cancer diagnosis is just six months.

"A diagnosis of pancreatic cancer is incredibly grim. There is no good way to treat or cure this particular type of cancer," said Saluja, who holds the Eugene C. and Gail V. Sit Chair in Pancreatic and Gastrointestinal Cancer Research, "and the best options currently available offer just six weeks of added survival. It is far from tackling the real problem which is that pancreatic cancer tumor cells make survival proteins, rendering them increasingly difficult to defeat." In 2007, Saluja and his collaborators discovered pancreatic cancer cells have too much HSP 70, which protects cells from dying. Because of this excess protein, pancreatic cancer cells are difficult to target with drugs, meaning the logical next step in fighting the cancer was to determine how to inhibit HSP 70 in these tumor cells.

Saluja found that triptolide, a compound derived from plants in China, worked to halt the development of HSP 70 in tumor cells, but because triptolide is not water soluble, it was still difficult to administer to patients. The Saluja lab, in collaboration with the Department of Medicinal Chemistry, worked to make triptolide water soluble. They named their drug Minnelide as a nod to the compound from which it was derived, triptolide, and its discovery location, the University of Minnesota.

The University of Minnesota holds the patent on the modifying factors that create Minnelide from triptolide. It has been licensed to Minneamrita Therapeutics LLC for production.

The Wacky World of Multiple Offers

Today?s Boston real estate market is highly competitive. There is the biggest shortage of inventory in a decade, and the historically low mortgage rates are fueling high buyer demand. This is leading to many competitive bidding situations for desirable properties in high demand areas of the city.

Great news for sellers, right?

Yes?.but?.

Multiple offers are a tricky situation for sellers. It is a nice ?problem? to have, but the situation needs to be handled delicately and transparently for all parties involved so it doesn?t blow up in your face.?Some age old clich?s come to mind?..

Hogs get slaughtered.

One in the hand is sometimes better than two in the bush.

But multiple offers can yield a great end net result for a seller if handled properly.

Let?s say you?ve?valued your home perfectly?and it has created multiple offers (how to do just that will be the topic of a future post).

The bottom line is that buyers detest being in a multiple offer situation. They feel as though they are getting ?bullied?, and the seller must walk a fine line between maximizing their own personal needs, and not simultaneously turning off buyers and creating ill will ? especially considering the transaction will be ongoing for a month or more even after the bidding stops.

On several?occasions?I?ve seen what seemed like advantageous multiple offer situations just evaporate with all the buyers walking away from a deal ? simply by the way it was handled by the seller and their agent.

How do you prevent that from happening?

?

The first thing to consider is that an offer is not just price. The terms of the deal matter just as much.

  • How strong is the buyer financially? Is their loan assured?
  • How experienced are they emotionally (1st timers versus seasoned real estate buyers)?
  • Do the closing dates work?
  • Is there a?discernible?difference in their respective contingencies?

All of these issues are very important when weighting your options as a seller.

Assuming there are multiple offers that are similar in price and terms, then a common, and effective strategy is to ask for everyone?s ?best and final? offer by a specific time (typically 12-24 hours from receiving the multiple offers). ?I have always found that the best strategy when asking for a ?best and final? is foremost to ensure that they are both (or all) worthy of putting people in a ?best and final? situation. There is no need to force everyone into an emotionally volatile situation if there is 1 party that is a clear cut, far and away a ?better? option than all the other offers. Leveraging the competitive landscape is a great thing, if done properly; if not, it can be disastrous.

The one element of this process that I am adamant with my seller clients about is that ?best and final? is a one-time deal. I think it is a questionable strategy to ask for ?best and final? offers, and then try to go back and negotiate more. Yes, we all know there are exceptions to every rule, but I think this shows a lack of courtesy and credibility that can end up having a negative impact on a transaction, versus helping it.

Another factor for sellers to remember is that the market is the best indicator of value. If you have a hot new listing and get lucky enough to get in a multiple offer situation, then there is no more opportune time to learn the true value of your property?.even if none of the offers are at, or over the asking price. Buyers will often stretch their budgets and drop any ?hardline/low ball? negotiating tactics, if they know there are other interested parties. After all, they have to. ?That being said, if there are multiple offers, and the best one is still 3-5% below the asking price, then the odds are that is still going to be the best offer for the property. Thinking other buyers may come along in a week or 2, and be as aggressive is not a wise assumption.

At the end of the day use your ?newness? on market and the competition buzz created by multiple offers to get the best deal you can for yourself as the seller. Just be disciplined enough to realize the context of this fortuitous occurrence.? Treat people ethically, fairly, and appreciate that multiple offers typically will only happen once, and knowing how to handle it will ultimately help you achieve the most optimal end result.
