There are a lot of things to cover today?

First, how many Creative Writers does it take to screw in a lightbulb?

I don?t know. Check the handbook.

That?s right, folks, the new Creative Writing Handbook is hot off the printing press, so to speak. Freshmen will find this incredibly useful as your guide for navigating your way through CW. Almost as useful as your amazing writing buddies, I would say. Almost.

Second, pertaining to mostly freshmen once more, here is regarding submissions. As you know, submitting three pieces of writing to a publication is a department requirement, and we have a couple of sources to help you get started. At websites like CRWROPPS and Duotrope (also listed under the LINKS column on the right side of the CW homepage), publications or contests post their submission requirements, along with a handy link for instant submission. When you get published, tell me. This is a source of pride for the department, and also a revenue source for the blog (and by revenue I mean blogpost content interest value).

Third, Heimat 1, this Friday. I?m sure you?ve received all of the emails (all of them) about the 15-hour epic marathon, and I?m going to promise right now that I will be there. So for all of you out there who would love my company in a dark, silent theater for fifteen hours (you know who you are), go.

Multi-tenant retail sale is positive sign - Colorado Springs Business ...

Patrick Kerscher, a principal broker with Landmark Commercial Real Estate, closed a rare deal earlier this week when he sold a multi-tenant retail building at Research and Union boulevards.

The 10,700-square-foot space sold for $2.45 million.

That was a fair price for seller and buyer, said Tucker Manion, a broker with Centre Point Properties in Denver who represented the buyer.

The buyer sold a multi-tenant property in west Denver and needed to reinvest in another property to avoid capital gains taxes. Manion said there is limited inventory of healthy mukti-tenant retail space in Denver.

?What was important for us was finding a grocery-anchored neighborhood center,? Manion said.

And they didn?t find what they were looking for up north and began looking down the Front Range, he said.

?This is a big check in the optimism column,? Kerscher said.

The market for multi-tenant retail has been nonexistent through the recession, he said. Most of the deals he?s brokers have been single-tenant spaces, especially with tenants like dollar stores and value menu restaurants.

?For someone to actually buy a multi-tenant building means there?s some confidence returning to the market,? Kerscher said. ?Hopefully we?ll see a lot more of this.?

There?s a lot of institutional money that has been sitting idle while Real Estate Investment Trust managers and other major players have been afraid to dive into the market. A sale like this one suggests to Kerscher that it?s only a matter of time before that money starts moving again. And, he said, he?s hopeful some of it will land in Colorado Springs.

?This woman picked this deal out of all the deals in the state,? he said.

Manion said multi-tenant retail spaces have been selling in Denver and the market there is picking up momentum.

Well, real estate is a very local thing, but from a ?big picture? standpoint, I can say now is the time to get off the fence and buy if you can.? If you wait,? you may very well see higher prices and fewer homes to choose from, depending on the market you are in based upon data I?m seeing.Today?s report on home sales for July from the National Association of REALTORS I believe supports what I?m saying.? Let?s look at highlights from the report:

  • The number of homes for sale in July 2012 was 2.4 million, which is down 23.8 percent from July 2011 when the inventory was 3.15 million homes.
  • The months supply of homes on the market in July 2012 was 6.4 percent, down 31.2 percent from July 2011 when it was 9.3 months.
  • While inventories are dropping, home prices are on the rise?.U.S. home prices rose 9.4 percent in the past year.
  • Foreclosures, REO?s and short sales make up less of the market now than a year ago.? In July 2012, 24 percent of all home sales were distressed sales, a year ago it was 29 percent.

All these things point to a tightening market, increased competition to buy a home and, as a result, increased home prices and sellers that are going to be tougher to negotiate with.? Sinclair Oil to invest $10 million to reduce refinery emissions

Sinclair oil will spend $10.5m on pollution control equipment and other projects to reduce emissions at refineries in Casper and Sinclair in Wyoming, US.

The investment is part of the settlement it reached with the US environment protection agency (EPA) and the US justice department to resolve alleged violations of air pollution limits at the said refineries.

The settlement will require emissions reduction of nitrogen oxides (NOx) by approximately 24t per annum, sulfur dioxide (SO2) by approximately 385t tons per annum, and particulate matter by approximately 59t per annum.

EPA's assistant administrator at the office of enforcement and compliance assurance Cynthia Giles said that the settlement holds Sinclair accountable for exceeding the emissions limits agreed to in a previous settlement for Clean Air Act violations and ensures that the people of Wyoming have cleaner, healthier air.

"EPA is committed to ensuring that companies comply with environmental requirements that protect people's health," added Giles.

The settlement reached stipulates a payment of approximately $3.84bn in fines and is subject to a 30-day public comment period and a final court approval.

It's the most parodied, copied, lip-dubbed and reworked?song of the summer. From Olympians to Cookie Monster, everyone who can carry a tune (or pretend to) has taken a turn belting out Carly Rae Jepsen's catchy, bouncy hit.

Here are a few of our favorites:

U.S. Olympic swim team
They're talented athletes but they're also up on modern music -- and look terrific in their suits. Don't miss Ryan Lochte's blown kiss, Michael Phelps' wink and the?hilarious airplane-aisle scene. And how much do we want a shot at that water slide?

Jimmy Fallon and friends
Hard to beat Jimmy Fallon's rendition -- after all, he has Jepsen herself singing along with his band The Roots. We love this for the variety of little-kid instruments enlisted, plus the fact that these folks are actually singing, not lip-synching.

Harvard baseball team
This early version is simpler than many of the elaborate ones?that came later, but we still love it for the serious looks, the car-ceiling-thumping choreography and best of all, the one guy in the back seat who sleeps through it. Even the YouTube video has the explanation "yes, he was actually sleeping the whole time." (The Southern Methodist University women's crew team also has a version, and the two teams met on TODAY in May for a face-off, with the TODAY anchors joining in.)

Kathie Lee and Hoda
The ladies of TODAY's fourth hour got in on the craze too when the SMU and Harvard teams visited the show. They may not be ready to medal in synchronized kicking yet, but the results were pretty funny. Note Kathie Lee showing off the binder clips holding down her dress.

U.S. Olympic dive team
The divers couldn't let the swim team take all the watery, musical glory. Their version contains the awesome line, "Hey, I just medaled, and this is crazy, but Ryan Lochte, call me maybe!" It was also filmed during the Olympics, so viewers get to see what the athletes' housing looks like -- love the American flags hanging from their balconies.

For the fourth consecutive year, The Humane Society of the United States is offering a multimedia package of resources to celebrate St. Francis of Assisi, the patron saint of animals. While the official Saint Francis feast day is Oct. 4, faith communities nationwide hold pet blessings and other events throughout the fall to honor the saint?s devotion to God's creation.
